Land Prep - What you do VS. What we do

What You're Responsible For Before We Deliver Your Prefab Cabin:

To ensure a smooth delivery and installation, here’s what you'll need to take care of on your end:

Permits: Obtain any required building permits from your local county or municipality.
Land Access & Prep: The site must be cleared and accessible for our delivery truck and crew.
Foundation: Prefab cabins cannot be set on a slab due to the pre-installed plumbing underneath. You’ll need one of the following foundation types:

  • A block crawlspace (minimum 3 feet high)

  • A full basement

  • Or a walkout basement
    Utilities On-Site: Make sure electric service is available at the road and you have a well or water source ready to connect.


What We Handle:
We’ll take care of everything else — from building your cabin in one of our Midwest factories, to transporting it, and having our in-house crew professionally install it on your foundation.


Final Step Before Move-In:
Once we’ve installed your cabin on the foundation, all that’s left is to hire a local licensed plumber and electrician to make your final utility connections.

We’re not licensed to perform these final hookups in your state, so they must be completed by certified local tradespeople. Once that’s done — you’re ready to move in!
