Pre-Delivery Site Preparation Checklist
What to have ready before your cabin delivery
1. Site Selection & Preparation

Choose a level, well-drained area for your cabin. Avoid low or muddy spots.

Clear all vegetation, stumps, rocks, and debris from both the building site and the access path.

Mark the exact cabin location and orientation on the property before delivery day.
-
Keep at least 3 feet of working space around the full perimeter for our crew to set and level the cabin.
2. Roadway & Access Requirements
Because our larger cabins arrive on full-size semis, please ensure the following:

Road Width: Minimum 14 feet wide clear path from the main road to the pad.

Height Clearance: Minimum 14 feet of vertical clearance—trim or remove low-hanging branches, tree limbs, or power lines.
-
Turning Radius: Wide, gradual turns are needed—minimum 50-foot turning radius recommended.

Road Surface: Must be firm, compacted, and dry (gravel or paved). Avoid steep grades or soft ground.

Obstacles: Remove fences, posts, gates, mailboxes, and landscaping that could block access.

Temporary Widening: If necessary, widen narrow entrances or corners with gravel or dirt to help our trucks maneuver.

Power Lines: If any overhead lines cross your delivery path, contact the utility company ahead of time to raise or disconnect as needed.

Final Check: We recommend you or your contractor drive the delivery path to confirm safe access for a semi and trailer.
3. Permits & Approvals

Obtain all required local building permits before delivery.

Verify zoning compliance for your property and confirm cabin placement is approved.

HOA/POA approvals must be secured if applicable.

Keep all permits onsite and accessible for inspection.
4. Foundation & Pad Requirements

Prepare your foundation or pad per your cabin’s specifications: concrete slab, gravel pad, or pier system.
-
Foundation must be level, compacted, and the correct size for your cabin footprint.
-
Remove large rocks, roots, and soft spots before delivery day.
-
Ensure any deck footers, porches, or extensions are clearly marked and ready for layout.
5. Utility Preparation
Before delivery day, please have the following ready:

Well and Septic System: Installed or in progress; permit approved if required.

Water Lines: Installed and stubbed out to where the cabin will sit.

Electrical:

Power available at the road and properly routed to the cabin site.
-
Temporary electrical hookup onsite (110V minimum) for our team’s tools and equipment during setup.

Propane / Gas: Tank placement approved and lines trenched (if applicable).
-
Call 811 to have all underground utilities marked before any digging or trenching.
6. Delivery Day Readiness

Confirm delivery date and time with your coordinator.
-
Ensure driveway and site are dry and accessible for heavy trucks.
-
Have an onsite contact person available with phone and access details (gate codes, landmarks, etc.).
-
Clear space for equipment and crew vehicles around the pad.
-
Keep pets, children, and bystanders away from the work area.
-
Have payment and paperwork ready if required upon delivery.
7. Post-Delivery Notes

Cabin will be placed, leveled, and blocked on your prepared foundation.

You are responsible for final hookups, skirting, decks, porches, or finish work unless otherwise arranged.

Double-check the cabin’s level and footing stability within the first week after delivery.

Keep a record of all site work (foundation, septic, electrical, etc.) for warranty and reference.
