A: AmishBuiltCabins.com started just 2 years ago with Osi (aka The Cabin Cowboy) and a small Amish team. Since then, we’ve grown into a social-media-famous brand. The Amish builders we represent, however, have been building cabins and homes for generations.

Q: How many different builders do you represent?
A: We’ve grown to represent 18 different Amish, Mennonite, and builder communities across 8 states — and we’re still growing. We feel very blessed to have these partnerships, and we work hard every day to represent them with integrity. Our goal is always to make sure our builders are as proud to work with us as we are to represent them.

Q: What is your company headquarters address?
A: Our main display lot is at 677 S Cardinal Lane, Scottsburg, Indiana 47170. We also maintain an office in Louisville, Kentucky, where our customer service team supports customers nationwide.

Q: What days can we come walk through your display models in Scottsburg, Indiana?
A: Our display models in Scottsburg are open Monday through Friday, 9 AM to 3 PM for self-guided walkthroughs. We don’t have a sales team on site, so you can explore freely without pressure. Q: I thought the Amish don’t use social media or phones — how are you guys online?
A: You’re right — the Amish themselves do not use phones, computers, or social media. We run the online side of the business and represent them. Our team handles the marketing, customer service, sales, and logistics, while the Amish builders focus 100% on what they do best — handcrafting beautiful cabins and homes.


Ordering & Pricing

Q: How much do your cabins cost?
A: Shells start around $90 per sq. ft., with fully turnkey options available. Prices vary based on size and customization.

Q: Why doesn’t the pricing on your website for turnkey cabins include shipping and installation?
A: Because shipping, installation, and code modification costs vary greatly from state to state.

For example:
A cabin in Colorado must be built to handle very cold weather and heavy snow loads.
A cabin in Florida must be reinforced for hurricane zones, with tie-downs, straps, and materials rated for winds over 130 mph.

These code modifications, plus shipping distance and crane rental (needed to lift your cabin off the truck and set it on your foundation), all affect the final price.

That’s why once you find a cabin you love, it’s important to speak with one of our Cabin Consultants. They’ll provide you with an all-inclusive quote that covers:

Q: Do you offer financing or layaway?
A: Yes!

Q: Do you offer rent-to-own programs?
A: No, we do not offer rent-to-own programs.

Q: Do you provide in-house bank financing?
A: No, we do not provide in-house bank financing. We recommend first checking with your local bank to see if they can help finance your Amish-built modular home. If your local bank is not familiar with modular home loans, you may need to work with a bank that specializes in modular home financing.

Q: Do you offer a layaway-to-own option?
A: Yes! We offer a Layaway-to-Own Program where you can put as little as 10% down and lock in your cabin price for 4 years, same as cash, with no interest and no monthly payments. Every payment you make goes directly toward the principal to pay off your home.

This program protects you from future price increases in today’s high-cost, high-inflation economy.

The best part: you get a 2-year, no-questions-asked, 100% refund on everything you’ve paid toward your layaway contract if you change your mind (with 60 days’ notice). This way, your funds are always secure while you plan your dream cabin or home.

And if you can’t quite reach the 10% down payment, reach out to us — because we understand times are tough right now financially, we can often make exceptions and work with you on a lower percentage to help you get started.

Q: What’s included in turnkey pricing?
A: A turnkey cabin comes fully finished — electrical, plumbing, insulation, flooring, kitchen, and bath — ready to move into.

Q: How do you take payment for turnkey cabins?
A: For turnkey cabins, payment is made in three simple stages:

25% down at the time of order
25% after you approve your final floor plan and designs
The remaining 50% plus shipping and installation fees are due when your cabin is ready to ship, before it leaves our factory

Remember, this is not a mobile home or manufactured home — these are permanent homes placed on your foundation. For that reason, payment must be made in full before your cabin leaves the factory for final installation on your land.

Q: How does payment work for barndominiums and metal house kits?
A: Payment for barndo and metal house kits is also done in stages:

20% down to secure your place in the design queue
40% after you approve your final design so we can begin building your kit
The final 40% when the kit is ready to ship, before it leaves our factory

These kits are bolted permanently into a slab foundation, so just like turnkey cabins, they must be paid in full before they ship to you and are installed by your team.

Build Times & Delivery

Q: What is the turnaround time for turnkey homes?
A: Currently 6 to 7 months from the date your drawings and modifications are approved.

Q: What is the turnaround time for barndominium kits?
A: Usually 16 to 18 weeks from plan approval to installation, depending on your location.

Q: Do you deliver to all 50 states?
A: We deliver turnkey cabins to the continental U.S., excluding Hawaii and Alaska.

Q: Can you ship to Hawaii, Alaska, or Canada?
A: Yes — we can ship kits to Hawaii and Alaska. For Canada, we ship turnkey cabins up to the border, and customers arrange the final leg of delivery.

Q: What do you provide during delivery and installation?
A: We build your cabin to county code, ship it, and set it on your foundation with a crane. Note: crane rental and installation are quoted separately and not included in turnkey pricing.


Foundations, Utilities & Living

Q: What kind of foundation do I need for one of your turnkey modular homes?
A: You will need either a block crawl space foundation (minimum 3 feet off the slab) or a basement foundation (walk-out or traditional).

This is required because turnkey cabins are delivered with plumbing lines already installed underneath. A crawl space or basement ensures clearance and prevents plumbing from being crushed.

Q: What kind of foundation do you need for your rustic cabins?
A: Rustic cabins are more flexible and can go on several foundation types, including two runners, a flat concrete slab, or a compacted rock pad (for smaller cabins).

When delivered, our crew uses special cabin jacks to place the home on blocks under the cabin runners, creating a solid base. Rustic cabins can also be placed on a crawl space or basement foundation if desired.

Q: Do you handle the foundation, septic, and utilities?
A: No. Customers arrange their own foundation, septic system, electric service at the road, and well.

Q: Do your cabins come with plumbing and electrical?
A: Turnkey models include full plumbing, electrical, and fixtures. Shells do not, unless requested.

Q: What appliances come in your turnkey cabins?
A: All turnkey cabins include name-brand appliances.
Cabins under 832 sq. ft. include a stove, refrigerator, and microwave.
Cabins over 1,000 sq. ft. include a stove, refrigerator, microwave, and dishwasher.

Washers and dryers are not included, but every turnkey home is built with plug-and-play washer/dryer hookups for easy installation.

Q: Do your cabins have modern insulation?
A: Yes — our modern cabins are built with 2x6 exterior walls and fully insulated to code (like Big Bertha 3.0). Rustic log-style cabins use solid 4x6 timber walls, which act as natural insulation.

Q: Are your cabins four-season homes?
A: Yes — our modern turnkey homes are built to be full-time residences.

Q: Can I live in one of your cabins full-time?
A: Yes! Many customers use them as primary residences, vacation homes, or rentals.


Design & Customization

Q: Can I send you my floor plan and have you build a completely custom cabin?
A: No, we do not offer fully custom builds. We are not a custom cabin builder. Our Amish teams are already months out with demand for our own designs, so we only allow customers to choose from our existing floor plans and customize those (interior finishes, siding, layout tweaks, etc.).

Q: Do I have to get a traditional log cabin look?
A: No. You can choose from modern, rustic, farmhouse, or Scandinavian-inspired looks.

Exterior options include:

Board & batten metal
Metal + pine combinations

Interior options include:
White pine
Shiplap
Nickel gap
Birch (painted to simulate sheetrock — Amish do not use sheetrock due to transport and quality issues)

Q: Can I customize my floor plan?
A: Yes. We can work with our designs to make modifications that fit your vision.


Permits & Zoning

Q: Can I put your cabin on my land?
A: That depends on your local zoning rules. Always ask:

  1. Do they allow modular homes?

  2. What are the minimum square footage requirements?

Q: Do I need a permit for my cabin?
A: Most areas require one. You can use our website specs to start the process. Full specs and engineered drawings are only provided once you are a customer.

Q: Are engineered drawings included?
A: Only if required. Some counties don’t need them. If yours does, engineered drawings are available for an additional fee beyond the price of the cabin, shipping, and install.


Warranty & Longevity

Q: Do your turnkey cabins come with a warranty?
A: Yes. Every turnkey includes a 1-year warranty, beginning the day your cabin is delivered and set.

Q: Can I extend my warranty?
A: Yes. We offer an optional up to 10-year structural warranty (for a fee) through a trusted third-party provider.

Q: Why a third-party warranty?
A: Because the Amish builders can’t practically travel nationwide to service homes once delivered. This ensures nationwide coverage.

Q: How long will these cabins last?
A: With proper care, Amish-built cabins are designed to last 50+ years. Modern turnkey homes are built like stick-built houses, and rustic log cabins can last for generations if properly maintained.
